The Second Oldest Profession Barter & Trade

After finishing a course in 1031 Tax Free Exchanges in the early 70s the first deal put together on this revolutionary means of doing business was a NON Qualifying 1031 Tax Free Exchange using pure boot. This was not like property. A builder had been building homes like crazy and suddenly the market turned south and no one was stepping up to buy the finished homes. The buyers who had just paid top dollar for these new homes and had since moved in would not have appreciated the builder selling the remainder inventory at a deep discount and thereby eroding the value of the entire subdivision on a comparable sales price basis. The builder had been through many building cycles and did not wish to abandon the project leaving the prior buyers in a lurch. He rather, found new buyers, who previously had been turned down due to lack of funds to close, and offered to hold 10% to 20% LTV (Loan To Value) 2nd mortgages. The terms were low and the interest rate was affordable on the second mortgages. With a long history with the local savings and loan, new first mortgages were arranged and underwritten using the tried and true hand underwriting; the only way business was done at that time. Those potential buyers with good job histories, reasonable credit and the ability to repay were able to move into their new homes with little out of pocket as the builder picked up most or all of the closing costs.

This particular builder in addition to building single family homes had on a parallel tract built 10 to 16 unit apartment buildings for investor groups and himself and he was running with the main goal of accumulating long term wealth build up and tax shelter. Being located in a state capital city and a major university meant that newly built rentals were in high demand. Vacancies were few and in some cases, depending on locations, there were large waiting lists. Rents were accelerating in the light of this high housing demand for rentals. The builder offered every tenant in his system the opportunity to own their own home for in many cases a monthly housing expense a slightly higher than they were currently paying with the added incentive of paying little or no out of pocket. The builder made it affordable. Most were held back by the cash investment requirement up front. In less than 60 days all the homes had been sold. All 20 excess inventory homes that had been finished and setting vacant with the interest and expense meter ticking were sold. The homes were scattered among four subdivisions. The builders profit came in the form of monthly checks on the 2nd mortgages. A year had passes, most paid on time and genuinely appreciated the opportunity to be a home owner and were working very hard to keep it.

Dj vu all over again, building cycle after building cycle builders are again in many areas of the country setting on inventory and not knowing what to do. Many builders are tempted to go bankrupt or in some cases run away with the buyers deposits before finishing during these down periods. It is for the builder with moxy to survive.

In this particular case, a listing of a 16-unit apartment building had been taken immediately across the street from a small metropolitan airport. All units had two bedrooms and were bigger than the older complexes in the area. The flight paths were not over the property but it was a super location between the university and the state capital and major employment centers.
There werent any vacancies. A son had convinced his father, who had proficiency in other investments, to go on the mortgage note with him to provide financial strength to the deal.
The son was to do all the management and handle the day to day needs of the property. After being in the property for a year, the son started having marital problems and his business was on the decline. The son moved to another state leaving dad holding the bag. The father was totally out of his comfort zone. The son had no investment in the deal and so he quit claimed his interest back to his father. The wife signed off as well. He wanted out of this situation ASAP. The builder and his agent came calling.

In these days, mortgages were assumable with qualifying. Another savings and loan in the area held this particular mortgage. The listing had been on the market for two days. The builder did an inspection and was aware of the builders work that had constructed the 16-unit, apartment building three years prior. First inquires were made to whether the seller (dad left holding the bag) would have an interest in taking 2nd mortgage paper as a down payment on the deal. As it turned out, at the time, the father/seller was a huge discounted paper buyer. He had a portfolio of discounted land contracts in the million-dollar range accumulated over a fifteen-year period. His normal MO (modus oparandi) was to buy land contract first mortgages with a 20% to 30% discount. With face note rates of 8% to 10% at the time, his yields were in the 14% to 15% interest range. At the time the state statue for usury was 11%. Keep in mind if the note payer refinanced or sold the property the yields would rocket up to over 20% plus. He loved notes. Race to mail box each month, Walla---checks. He had a ready attorney to write letters and foreclose if necessary, but was able to work out most situations with negotiations or the borrower would quit claim back and hit the road. By being a careful note buyer with good loan to values to protect his investment there was a certain comfort zone.

Now this was a different animal. The loan to value was near the top, but there was seasoning of the paper, meaning there was a history of on time payments on part of the note payer. The father, the one holding the bag, was very anxious to rid himself of the property and the day-to-day demands of dealing with 16 separate rental customers. What to do? The father agreed to take the 2nd mortgage paper with a 10% face discount and negotiated a two year personal and business guarantee of each mortgage. It only took 14 2nd mortgage notes to balance the equities in the transaction between the purchase price and the mortgage balance. The builder paid the recording fees and closing costs for all the instruments and assignments. Even the commission was taken in a note form. For a two-day listing and little selling cost involved, this wasnt bad. Those monthly checks spent very well indeed.

In addition, if one of the notes suddenly went bad, the builder reserved the rights to substitute another 2nd mortgage paper note if the need arose. He would then settle the difference in cash or he would substitute a monthly income stream on another note to settle the delinquent amount and take back the note. It was proven the builder had an excellent credit rating and protected his subdivisions like a jealous lover. If a problem arose, he would intercede and try to resolve the non-payment situation thereby saving the his often used lender a foreclosure on the books and in this case the 2nd mortgage. He would do this by paying the note payer to move and perhaps rent one of his properties and quit claim the property back all the while saving the borrower/buyers credit rating to be used another day. Life is messy sometimes and through illness, divorce or job loss and such non-payment results. Time has proved this builders utilization of this winning formula for success by becoming a multi millionaire many times over in up or down building cycles. He always used paper to make a rescue when needed, like in a down building cycle. If he had to take a property back, he would rent it until he used paper again or sold it out right with super term financing.

Today builders and homeowners are again operating in a soft market. The paper business is a great way to make deals work. With the advent of corporate note buyers in the market place the deep discounted opportunities can be limited, however, there are still opportunities. If you end up with paper on a deal, hopefully at a discount, many creative practitioners using them at face value to put together purchase and trade deals. There is more than one way to put real estate sales together. If a buyer has a car, truck, semi-truck, semi-trailer, boat, mobile home, motor cycle, vacant lot, gem stones (the appraisals are varied), diamonds, collectibles, personal property loan, business note, judgment award, lawsuit pending on a traffic accident, life insurance annuities, inheritance, business inventory, chattel mortgages on equipment or any number of combinations can be used to make deals work.

Yes it is sometimes sticky, but if you can stay within your comfort zone and two parties agree after utilizing professional appraisers and such, give it a go. The alternative is to do nothing and let the market roll over you like a run away freight train, or you can make something happen. After all, that was how Manhattan was bought, barter and trade. Dj vu in the market place today. Think outside of your comfortable universe and see an old way of doing new business. Sometimes the deals can be like kind property and qualify for favorable tax treatment can be achieved, other times, it will just be boot with no tax benefits. Other times it could be both. Dj vu. Here we go again.

Toilet Replacement in Simple Steps

While replacing a toilet isn't an everyday common plumbing task, it is one of those that involve a bit of complexity and takes more time. But you can do it by yourself if getting a bit dirty and smelling some bad gases doesn't frighten you. Make sure you know what you are doing; else, it would be a good idea to call a plumber and learn a bit while watching him, especially if it's your first time. In case you've got the courage to go with this challenge, then this small DIY guide will help you out.

For simplicity, this article will discuss only those toilets that come with a separate tank that is installed above the toilet bowl. If you have got any instructions manual from the manufacturer, this would be the time to go through it thoroughly. And it's always better to have an illustrated diagram of the parts with you.

To begin with, turn off the water supply to the tank and flush it twice to make sure that all the water goes down the drain. To be safe, you can use a sponge to dry any water still left inside the bowl or the tank.

Open the nuts and bolts that connect the tank with the bowl and the water supply line. Upon doing that, it will be easy to remove the tank. In case there is an elbow between the tank and the bowl, you will need to remove that first. Then, open the screws that are used to mount the tank to the walls. Do this step with extra care and hold the tank tightly in you hands, so that it doesn't fall when detached from the wall.

Now you have to remove the bowl, which is attached to the floor with some nuts and bolts. These bolts are usually hidden under caps, which you can take off by inserting a screwdriver beneath the caps and pushing them in the upward direction. The screwdriver should be covered with some tape, or it may scratch the surface of the bowl. Following the removal of the cap and nuts, the toilet bowl will be secure in its spot because of a seal with the floor. So rock it back and forth slowly and the seal would eventually break. Now you can take the bowl wherever you want but it would be a small weightlifting exercise.

Once the bowl is removed from its place, the toilet flange will be in the open. Shove some old, abandoned clothes inside so sewer gases would not escape into your house; This also insures that removable parts don't come off the flange. Next, get the new toilet and prepare for the installation; you will just need to put everything back in its place in the reverse order.

Take out the clothes from the flange and apply some plumber's putty to the bottom of the bowl, where it will come into contact with the floor. Now place the bowl such that its outlet would come exactly above the flange. The bolts won't fit in their place if you place the bowl wrongly. Once you have put it correctly into its position, ensure that it is in level with the floor. Now put the nuts and bolts in their respective positions and tighten them moderately. Fit the caps onto the bolts, and your new bowl is now in perfect shape. Next, line the tank up with the wall and put everything else in place in exact reverse order you removed it before. Now wash your hands, clean up the mess, and welcome your brand new toilet!

Most people who build a new home with a basement plan on making it an added living space. New homeowners want to install a large screen TV, a pool table or maybe another bedroom. They expect that their basement will be dry and free of water. But what they don't know is that it may be possible that their basements are not waterproof.

Water vapor that gets into a basement causes the musty odors that you smell in a basement. Any liquid water that gets into a basement can damage carpets, drywall and any insulation that is installed inside the basement. And it can cause mold to grow.

First the Basics

Not all foundation coatings are waterproofing. When foundations are built, many are coated with what is called dampproofing. This is a bituminous asphalt membrane that is black in appearance. While it has been used for decades, it does not truly waterproof a basement. Dampproofing can stop water vapor, but that is it. Dampproofing cannot stop liquid water from getting through the foundation walls and into the basement.

According to the ICC-ES, a non-profit public benefit corporation that evaluates products and sets performance criteria for the residential building market, waterproofing must do three things. First, it must stop water vapor. This gaseous form of water is released by the surrounding soils and can move through the foundation walls and into the basement.

Secondly, waterproofing membranes must be able to stop liquid water under hydrostatic pressure. In easy to understand terms, hydrostatic pressure is the force exerted by liquid water that is in the soil. You can think of it just like the water in a water tower. The taller the soil and therefore the higher the water column in it, the greater the hydrostatic pressure against your foundation. Also, the amount of water that is in the soil itself can affect the amount of hydrostatic pressure. The greater the amount of water in the ground, the higher the hydrostatic pressure exerted against the foundation.

Third and most important is that waterproofing must span a crack in a foundation. Foundations crack as a normal process of concrete curing, and if that crack is not sealed against water intrusion, it can leak when it rains.

Why Dampproofing will not Stop Water

Dampproofing does not have the ability to stop liquid water under hydrostatic pressure. This is because it goes on very thin, only 10 mils thick in some cases. Water under hydrostatic pressure can go right through it.

Because the dampproofing is brittle and has no flexibility, it cannot span a crack in a foundation. When the foundation cracks, so does the dampproofing. Therefore, liquid water can penetrate into the basement area.

The terms waterproofing and dampproofing are incorrectly used interchangeably. So, when you are building your new home, be sure that your builder is using a quality waterproofing membrane. It will give years of protection and effectively give you a larger living space that will stay dry and keep your finished basement safe from water.

Don't worry this is not a lecturer about the different type of window companies but I was just making note of an important, which you may need later on.

I can simply give you a list of more than a hundred storm window companies to choose from and justify my reasoning for picking each one of them. But I do not want to go that route because I want you to make you choice. Later on I will give you a top list of companies to consider but for now let me give you the following factors to consider before you pick a company you need to consider the following:

The size: the bigger the better - usually. However I have come across a few that have intentionally remained small in order to provide a more personalized service.

The location of the company: I usually prefer one that is located within your area so it could be easy to go to their show room or have a consultant come over for a free consultation.

The age of the business: the more experienced businesses are more trustworthy especially because you can rely on their warranty. I mean I know someone who bought windows from a new company with a 5 year warranty. When the windows developed some faults 6 months later - the company was no where to be found.

How To Fix That Leaky Bathtub Faucet - Fast!

Fixing a leaky bathtub faucet - or any other leaky faucet for that matter - can be an expensive job - UNLESS you can do it yourself!

In this article we want to look at the most common reason for a leaky faucet and show you how to fix it quickly and cheaply.

Preparation

It almost goes without saying that you should turn the water off first! Where to find the handle that does that? Just look under your sink and see where the pipes run. Somewhere along their length you will see either a handle or a wheel you can use to shut the mains supply off. In nearly every case you will need to turn it clockwise to shut.

One other preparation is to block the sink drain - just to prevent a nasty accident with something loose (like a screw or a small nut) disappearing down the drain never to be seen again. Use the plug you normally use, or put some cloth into the aperture. No good being wise after the event!

And - even though it goes without saying - make sure you have bought a replacement washer (or two) from the local hardware store - you don't want to be looking for that when you have the faucet in pieces do you!

Action

Locate the screw that is holding the handle of the faucet in place (it may be hidden behind a small plate or cover and that cover needs to be prised off using a small screwdriver or similar). Then undo the screw.

The next job is to get the handles off. Use a screwdriver to do this - you might need to use a little bit of force to prise it but it will come.

Now you will see the old washer (don't worry if not, we will put one in place anyway). Take off the old washer and replace with the new. Notice that the hole in the washer should just be a touch bigger than the central post that the handle turns.

Now retighten the handle, but only hand tight i.e. only until it stops turning without extra force needing to be applied.

Next, turn on the water again and see what happens! If there's no leak you're home and dry (excuse the pun!). If it still leaks, try tightening the handle a little more.

If it still leaks after that- then the problem is elsewhere and you'll need to get a plumber after all. But al least it was worth a try!

(And by the way - if you notice a big build up of lime around the handle - clean that off with a special removal product from your hardware store - it will pay you in the long run).

Things needed

A screwdriver or two - maybe one flathead and one Phillips or cross-screw. Also two washers (maybe take the old one off ahead of your visit to the store to be sure of getting the right one, or just buy a pack of mixed washers - not an expensive buy).

Lighting a Charcoal BBQ Grill Fast and Easy

The best as well as the easiest way to light charcoal briquettes is by using a charcoal chimney starter. This is an aluminum cylinder with a wooden handle on the outside and a metal shelf on the inside that separates the cylinder into to sections. The top section is about 2/3 the length of the cylinder and the bottom section is 1/3 the length of the cylinder. There are round holes surrounding the bottom 1/3 of the cylinder as well as holes inside on the shelf that separates the two sections.

To use the charcoal chimney starter, you need 2 to 3 sheets of newspaper. Wad or roll the sheets together loosely into a long cylinder. I don't wrap it too tight so that air can circulate while it is burning. Curl the the sheets into a donut shape with a hole in the center. Fit the paper donut into the bottom of the chimney starter. Try to have a few stray pieces of paper sticking out of the holes. This makes it easier to light. If you want you can use paraffin cubes either bought in the store or made out of something like a cardboard egg crate you buy your eggs in.

Fill the top section of the cylinder with charcoal. I prefer to use briquettes in the chimney starter. Lump charcoal burns too quickly. Place the chimney starter on the floor or charcoal shelf of your bbq grill and light the newspaper through the holes on the bottom of the charcoal chimney starter. The charcoal lights fairly fast and should be ready in about 15 minutes. Lump charcoal is a lot faster to start but also burns out faster, so I don't use it in the chimney starter. The charcoal is ready when you see a coating of white ash over almost all of the charcoals.

When the coals are ready, carefully poor the coals into the grill and spread them evenly around the grill bed. Remember to safely place the very hot charcoal chimney starter away from pets and children so they don't get burned. Also, don't put the hot chimney starter on the grass because it can cause a fire.

A second method to light the charcoals is with paraffin cubes bought at a store or made at home with cardboard egg crates. Place a few paraffin cubes in the middle of your grill bed or charcoal grate. Then build a pyramid of charcoal briquettes over and around the paraffin cubes. Light the cube and when all the briquettes are evenly lit and covered with ash spread them evenly out around the grill bed.

I don't like or recommend starter fluid readily available in stores. These fluids can impart a taste to the charcoal that I don't like and I prefer a more natural non chemical way to start my fire.

A chimney starter holds about 90 to 100 briquettes. This should cover 2/3 of the area of a standard 22 1/2 inch standard charcoal kettle grill like the commonly used Webber kettle grill. It is important to use the right amount of briquettes so that you get an even heat. The charcoal briquettes should extend a minimum of 4 inches in every direction beyond whatever food you are cooking. This will allow an even heat and let your food cook evenly.

Log Home BorateTreatments - the options and how and when to use!

One of the most important ways to protect your investment, your home, is to use a wood preservative on your logs. There are only two times that you can effectively use these products on your logs. When the home is built, before it is stained, or after cob blasting a finish off of your logs, before you re-stain. The wood preservative must be applied to raw wood, so it can soak in and dry underneath the stain.

All wood faces the possibility of rot and insect infestation, even in dry climates. Fungi and insects actually consume the cells of dead wood, often causing severe structural damage that often requires log replacement-a costly repair. We use Penetreat to help protect your home from costly damage of rot and insect infestation. Penetreat is a borate based wood preservative. Borates are well known across the world for their protective qualities. Penetreat provides a protective "shell" coating which helps defend your home against dry, wet, and brown rot, as well as termites, house borers, powder post beetles, and carpenter ants, (to name a few).

Borate is not toxic to people and animals. It will not harm you or your pets. Borates do not affect the natural color or strength of wood. They are completely odorless, and are not corrosive to metal fasteners, nails or screws. When a "Penetreat" home is properly sealed against moisture, the borates can provide many years of effective protective.

Impel Rods are a highly concentrated solid form, water diffusible borate rod. They are ideal for both preventative treatments of high risk areas and remedial treatments in areas with existing decay. Because Impel Rods stop decay when properly used, there is no need to replace decay damaged, yet structurally sound logs! Decay prone and rot hot spot areas at greatest risk include: base logs, corner construction, exposed rafters or overhangs, and below windows, doors, and dormers.

Impel Rods depend on moisture to work. When moisture contents of wood reach levels suitable for decay attack, i.e. (around 25 percent) Impel Rods slowly dissolve and begin to diffuse throughout the moisture saturated wood. The preservative will migrate into the areas of highest moisture, which are at the highest risk from fungal decay. The diffused Impel Rod will adequately and effectively prevent the wood from rotting and decaying because it will not allow the fungus that causes rot to grow. When moisture levels drop below 25 percent, the preservative becomes dormant and provides a reserve, ready to reactivate should decay conducive conditions reoccur. We feel that Impel Rods are an essential part of the protection of your log home, and include them as part of our prevention and restoration system.

Placing your keys in your pockets and then only removing them when you are going to place them inside of a drawer, container, cup, bowl or on a shelf in your bedroom. If you place your keys in a drawer, this will keep them out of other people's temptation.

If you choose to lay your keys in a bowl, in the kitchen, there's a good chance someone will take them or another member of your family could lose them. Place your keys in a protected area, do not leave them out in the open ever.

If you want some tips to prevent you from losing your keys, simply talk to someone who rarely if ever loses their keys. Most of these people have simple and easy to follow tips. You can consciously create a habit that can save you money and frustration in the future.

Most books however and even this article has mistakes. If I made a decision to base my life, my entire life and that of my children and grandchildren, I would want to make sure that it was accurate as possible.

Is the Bible, 100%, 90%, or even 50% accurate. Are these stories that were written by people many years ago and the lessons have been helpful but now need to be rewritten.

Does the Bible actually contain the will of God? Some scholars believe that certain sections of the Bible meet this criteria while others do not. How can these people judge if they are not God and how can we believe in this stuff is not true.

If the Bible was inspired by God but written by men, this could actually mean that God had complete control over writing the Bible or does this mean that the man wrote the Bible with gods inspiration. I'm inspired by God daily and often write about it, but don't seem to have enough followers to make it into the biblical Hall of Fame. I'm writing with inspired beliefs right now.

If there are errors in the Bible, how extensive or how many errors are there actually. There are actual stories that can be documented as historical facts. This doesn't mean the rest of the Bible is factual, nor does it mean it is historically inaccurate.

The Bible has some errors in it and some facts that we can prove but leaves us with the question, is this a book from the Creator of the universe or a book written by men, to make us believe, it was written by God and if so why are we still believe being in it. Why do some people read this book and other religious text daily? What motivates them to read holy Scripture regularly but doesn't seem to allow them enough time to find out if they are reading accurate information.

The biggest problem I have with the inerrancy of the Bible is the fact that most people tend to ignore certain truths and cling to their childhood beliefs about religion. If this is not the way or the truth, I would want to start looking for it, instead of following someone else's dreams or religious doctrine.

Bathroom Moisture Problems - Home Repair

Right above my bathtub in my master bathroom the paint is peeling off the wall. The area is peeling above the tile in my bathtub and shower combination. I tried to glue the peeling paint back and only made the situation worst.

First things first. The paint is peeling because there is to much moisture in the bathroom while you are using it. Do you have any windows you can open or a ventilating bathroom fan. If you have a window crack it open part way while you are showering.

The water droplets will accumulate on the walls and drip into any cracks. Right above the tile grout is a great place for moisture to accumulate. Oh yeah moisture loves grout and drywall. If you have any unpainted areas or an area that has cracked. Guess what you have now.

Your paint is peeling because the bathroom gets hot and cold. Moist and dry. If you have the door and windows shut. You just created a moisture trap. Most people prefer their privacy and will closes the door when using the shower. Well then open the window and let some cold air in while you are taking a nice warn shower. I don't think so. Most showering fools don't like that idea either.

Ok one more idea keep the windows shut so you don't let the cold air in. Then lock the door so no on barges in on you. If you have a ventilation fan turn it on. This will at least pull fresh air in from under the door and send the moist air out of the house.

But the fan is so noisy and I can't enjoy my nice warm vapor producing shower that will eventually cause me to get sick from mold particles floating around in the air while I am using my bathroom.
Does this about sum it up for you and don't we all do this from time to time. We want to enjoy our shower time, so we close up everything and when we are in our bath sauna environment relaxing our house is getting some damaging moisture that could cause mold and mildew.

Open a window or door a little when you shower. Get some air circulating through the bathroom and prevent damage to your nice house.

Put up with a little inconvenience for you homes sake and your pocket book.

Shower Curtains - Do We Actually Need Them?

Shower Curtains are either a necessary item for our bathrooms or just another added piece of decoration, but do we actually need them ? The answer simply put is Yes, shower curtains provide a no nonsense approach to keeping our bathrooms and other wet areas typically clean and dry. They can be used as a decorative piece or alternatively we can use them purely and simply as a functional curtain.

The current trend towards shower curtains is now to basically use either a polyester or nylon curtain, this type of material will endure high temperature moisture and will handle as much washing in a machine as is necessary. A little eucalyptus oil in the wash will do wonders. Many new shower curtains come in a vast array of designs including plain voile or to the more dramatic contemporary designs.

Getting Rid of Mice the Natural Way

In the world of home ownership, uninvited guests show up from time to time. Everything from In-laws to grown children, from spiders to mice always seem to appear as if out of nowhere, bags of luggage and a used one way ticket in hand. Though there may be no repellent for some of these guests, mice can usually be controlled.

However, controlling mice is easier said than done. Simply asking them to leave falls on deaf (albeit large) ears, setting traps provides them with something to outsmart (and is too cruel for some people), using poison forces you to chance that your pet will find the deceased mouse, eat it, and unknowingly consume the poison as well, and, of course, laying out eviction notices only results in the echo of quiet, yet condescending, mouse laughter. For all these reasons, the plan to rid mice from your home needs some tweaking, tweaking you just might find in a natural home remedy.

Use Odors: Mice, like all creatures, find certain odors repelling. Ammonia and mothballs, for instance, both produce a scent that mice want to stay away from. The flip side, however, is that ammonia and mothballs also produce a scent that people want to stay away from. Luckily, there are also nice smells that mice abhor: peppermint is one of these odors. Saturating cotton balls with peppermint extract or laying mint leaves near the areas where mice invade will help keep them from coming in. Some people also swear that the smell of onions, or even planting onions in a backyard garden, is enough to help keep mice away: their odor will make them peel out.

Get a cat: It is believed that cats were first domesticated to help rid homes of mice. A house with a cat, a mouses natural nemesis, is less likely to have a mice problem than one without a live version of Tom and Jerry. But, of course, this isnt always an option. Some people may be allergic to cats, others may just not like them. Some cats might find hunting mice beneath them (honestly, arent most things beneath them?). And some cats might even initiate the mouse problem by bringing live mice into your home. If this happens, take care of your cat problem by getting a dog.

Use Fox Urine: A predator to mice, the scent of a fox quickly deters mice from making themselves at home; if they believe a fox is on the premises, they will stay away. Luckily for you, you dont need the whole fox to make them believe this: you only need his urine. Simply spraying the mouse infested areas of your house - or the areas where they enter - with fox urine will give the mice cause to move out quickly or stay away altogether. Filled with convenience, it's sold in bottles as a mouse deterrent: you dont have to go around asking the local foxes for urine samples; lets face it, that kind of makes an awkward situation for everyone.

The Bible's Power Over One Child

I mentioned Sean in another one of my articles, the story of a young foster boy that we were taking care of. Sean's father was my ex-wife's uncle, and they were going through some tough times for a while and their three children ended up as wards of the state. We eventually ended up taking the oldest child because he was the hardest one to place and another home. His brother and sister ended up with a family that wanted to adopt them and eventually Sean went to live with them and I believe all three of them were adopted by this family. I don't know this for a fact though.

Sean was a emotionally damaged child. His parents would punish him with some strange and bizarre punishments. They weren't really physical punishments but seemed to leave the emotional scars on him and I often think about where he is and what he is doing.

We watched him for about a year and I learned quite a bit from this young man. He was in the third grade but was still at the first grade level for reading and math. I would spend a couple of hours each night during the week helping him with his schoolwork, I seem to have created some sort of allusion that I would be able to bring him up to the third grade level within a short period of time. Wrong. He must've had learning disabilities and of course I don't think I was that good teacher.

Sean was easy going, polite and extremely obedient. He would do anything to avoid getting in trouble and often blamed others for his mistakes. His punishments must have been more than he could bear before he arrived at our home. I think you're getting the picture about what kind of a child Sean was.

One day I found myself in a dilemma with Sean, I couldn't get him to tell me the truth, even though I knew he was lying. I forget what the problem was but I remember a hollow look in his face. It was almost like he wasn't really there. It was almost like he was just doing time, sitting on the bed, listening to me asking the same question over and over again, "Sean are you lying", but he wasn't even paying attention.

I normally would not punish my children for accidents, and never tolerated lying. I was trying to explain to him that he wasn't going to get in trouble, I just wanted to know the truth. He wasn't budging at all and stuck to his story. I remembered that his mother and father were Catholics and feared the church, almost as much as they loved it.

That's what I came up with my evil plan. I don't know where I come up with these ideas, but every once in a while one pops up in my head and I run with it.

I told Sean that I was going to bring the Holy Bible in, and if he could swear on the Bible that he was telling the truth, I would accept that and this would be the end of our conversation. I couldn't believe my eyes, as he started crying and screaming, frantically and excitedly as a yelled out, I did it, I did it, don't bring the Bible in, I won't do it again.

I couldn't believe that was all it took to get information from him. I have always been a pretty good interrogator and found myself gathering information from those people easily, but this was amazing. His fear of the Holy Bible got me thinking about how powerful this book actually is to some people. I remember when I looked upon this book, pretty much the same as Sean did.

It's just a book, like any other book. It's not made at a holy factory or a secret monastery in the Swiss Alps somewhere, it's made from paper and ink and can be damaged and destroyed like other books. I would be surprised if I threw the Bible into the fire, that it wouldn't burn. I would be even more surprised, if I seen three men standing in the fire, wait a minute that's another story in the Bible.

Is it possible for this book to actually control the lives of people. It seemed to control Sean, I wonder if I, could have actually been driving a nail home that his parents started. Could I have added to his belief, that the Bible is a book from God the creator of everything.

For Home Remodeling Projects, Always Think In Terms Of Resale

Whether of not you plan to sell your house in the near term, resale value should always be a consideration whenever you are planning out a home remodeling project. In fact, you should be thinking ahead to resale before you even buy a house, because you never know when circumstances will change.

Now, having said that, my opinion on the subject of resale is this. You can either make your house generic to appeal to the masses, or you can make it special so as to appeal to the niche buyer.

If your house is pretty much generic, such as part of a development of similar homes (e.g., tract, PUD, etc.), the sale is mostly driven by price, which is a dicey proposition in a weak housing market. But if your house is unique or special in some way so as to fit the particular preferences of only a handful of niche buyers, they will pay more for it ... although it might take longer to sell if no such targeted buyer happens to be prowling your market at the moment.

A major consideration for you in the project planning stage -- or even before you purchase a home for enhancement and resale in the first place -- is to decide what market you envision for the finished product.

In my experiences performing dozens of remodeling projects on several homes over the past 16 years, some of the houses could be described as your basic California single-story ranch-style home on a flat lot, which in general has pretty broad appeal. However, one house with its reclusive hillside setting and acres of avocado orchards, and another with its two-story farmhouse design and horse facility, each appealed to a much narrower spectrum of buyers.

But contrary to what you might have heard, uniqueness is not necessarily a bad thing. Although it might take longer to sell a home with unique features -- and many prospective buyers indeed will not be willing to pay extra for them (and might not want the house at all because of them) -- that smaller group of targeted buyers who are seeking special amenities (such as a horse barn, tennis court, guest house, or swimming pool) generally will be willing to pay up for them. All things considered, I prefer to make a house somewhat unique and special ... but that doesn't mean crazy, artsy, or eclectic!

Focus on high-value projects

It is important for you to focus on high-value-added projects that are appropriate to your market and neighborhood. Of course, many home upgrades will not return the value invested through enhanced sales price -- although they might be appropriate anyway if you are doing it for your personal enjoyment. Just know in advance why you are doing the project, and don't naively assume that any project you do will give you a dollar-for-dollar increase in home value.

A swimming pool might fit into this category. Many homebuyers have no interest in dealing with a pool. However, if you really want one for your own enjoyment, you still should think ahead toward eventual resale and try to optimize its impact on home value. For example, think about placing and designing the pool in harmony with (and perhaps as a focal point of) your landscaping, i.e., think of it as a clean, soothing, and decorative waterscape, and make it as appealing as possible. The overall feel and marketability of your property will be greatly enhanced versus simply plunking a basic concrete & plaster pool and cool deck in the middle of your yard with a toddler fence around it.

Another example might be an elaborate master bathroom, with huge Jacuzzi tub, sauna, and built-in flat-screen TV. Sure, it might be your dream bathroom, but will it really fit with the rest of the home -- or the rest of the neighborhood for that matter? If you have a top-to-bottom luxury home, it might be completely appropriate, enhancing both your home's value and its appeal to that niche buyer.

Otherwise, consider whether the expense will only turn off the target buyers as an extravagance. If you are in a modest neighborhood of similar homes, be cautious of overdoing the appointments relative to what is common in the neighborhood. Although a tasteful extravagance would probably help the house sell faster, it may not add much to the price. So ask yourself, how much will this project really add to the value of my home?

Also, consider the lifetime cost of an upgrade, especially if you are planning to stay in the house for awhile. As an example, vinyl-covered wood-frame double-pane windows might be desirable for their triple benefit: strength, energy efficiency, and low maintenance.

Plan in Advance! You have heard it many times before: If you fail to plan, then you plan to fail. So start by seriously asking yourself questions like these:

  1. What am I trying to accomplish? Am I fixing up the house to sell, or do I just want to create a more pleasant living environment for my family?

  2. Does the house need major repairs that will require permits and contractor involvement, or are these projects that I can tackle myself?

  3. Should I stick to a firm budget, or can I use a flexible checkbook to pursue my vision?

  4. Do I want to immerse myself in this and get it all done as quickly as possible, or do I want to take my time and try not to get stressed out?

In any case, don't spend impulsively or frivolously! This is a trap I have fallen into, since I'm somewhat impulsive by nature. Write out a plan of some kind. It can be dynamic and changeable, but at least you'll have a basis for assigning priorities and making choices.

And keep in mind; many couples end up on the brink of divorce when they take on home projects due to either the mess, the stress, the duration, conflicting ideas, inequitable division of duties, or the financial burden. So be prepared for this before you get yourself knee-deep in it. It might be better to start small and take on each project piecemeal.

Be smart but not cheap. Seek value in your choice of projects, materials, and contractors. Ideally, all of your expenditures will increase the value of your home by at least the same amount -- but of course, there is no telling for sure when it comes to the future market price of the home.

Finally, allow me to leave you with my personal design credo:

Seek simplicity, comfort and value!

Simplicity means muted neutral colors, bright, open, airy, spacious, and uncluttered. Comfort means designing for function, usability, and durability rather than purely for style. And Value means cost-effective quality, i.e., always seeking good quality for a reasonable price.

If you keep this simple phrase in mind, it will go a long ways in helping you to dramatically and affordably transform your house

They come in different sizes from conglomerates to small family run businesses. Don't worry this is not a lecturer about the different type of window companies but I was just making note of an important, which you may need later on.

I can simply give you a list of more than a hundred storm window companies to choose from and justify my reasoning for picking each one of them. But I do not want to go that route because I want you to make you choice. Later on I will give you a top list of companies to consider but for now let me give you the following factors to consider before you pick a company you need to consider the following:

The size: the bigger the better - usually. However I have come across a few that have intentionally remained small in order to provide a more personalized service.

The location of the company: I usually prefer one that is located within your area so it could be easy to go to their show room or have a consultant come over for a free consultation.

The age of the business: the more experienced businesses are more trustworthy especially because you can rely on their warranty. I mean I know someone who bought windows from a new company with a 5 year warranty. When the windows developed some faults 6 months later - the company was no where to be found.

Okay, now that I have given you those few tips let me look at a few storm window companies I can recommend.
